What types of loans are available?

We underwrite loans in house with over 20 investors, and have a loan program for just about everyone. Our current mortgage loan programs include :

  • Self Employed Non-QM Programs : Bank Statements,1099 only, Asset Utilization, Profit & Loss, VOE only, Jumbo loans and Full documentation
  • Investor Loan Programs : DSCR, Fix and flip, Bridge loans, and hard money loans
  • Conventional and Government Loan Programs : FHA, VA, USDA, and Reverse mortgages

What is the typical interest rate differences for non-QM versus conventional loans est rate on a loan?

Non-QM loans are generally priced a bit higher than conventional loans, but the spread varies by borrower profile, property type, and market conditions. In practice, many Non-QM programs come in roughly 0.25% to 1.50% higher than conventional financing, though strong borrowers with solid compensating factors can sometimes see pricing that is closer to standard mortgage rates. The reason for the difference is that conventional loans are easier to sell in the secondary market and follow standardized agency guidelines, while Non-QM loans use more flexible underwriting and are usually funded by private investors. That added flexibility is useful for self-employed borrowers, 1099 earners, and others who donโ€™t fit the conventional box, but it usually comes with a small rate premium.
